Three office buildings, 12,500 mΒ² of grounds and a water bill the facilities team could not justify. A campus-wide smart irrigation retrofit and planting redesign cut consumption by 44%, and the maintenance bill with it.
The Challenge
A three-building business park in Dubai Silicon Oasis had a familiar problem: the grounds looked average and cost a fortune. Legacy sprinklers ran on fixed timers, watering paving and roads as much as lawn. Thirsty ornamental planting had been installed a decade earlier without thought for the UAE climate. Tenants complained about soggy walkways in the morning and brown patches by afternoon. The board wanted a measurable reduction in water and upkeep costs without making the campus look cheaper.
Our Solution
We began with a four-week irrigation audit: flow logging on every zone, catch-cup tests on the lawns and soil-moisture probes in the beds. That data drove the design. The entire campus was moved to a central weather-based controller with flow sensing, lawns were converted to high-efficiency rotary nozzles and all planting beds to subsurface drip. In parallel we replaced the thirstiest ornamental beds with a structured, low-water palette that reads as sharper and more corporate, not sparser.

- Lawn sprinklers converted to matched-precipitation rotary nozzles; 4,200 m of subsurface drip line installed through all planting beds.
- 3,800 mΒ² of high-water ornamental beds redesigned with clipped clusia, vitex, agave, desert rose, bougainvillea and ghaf, mulched to hold moisture.
- Twelve-month lawn-care and grounds contract with monthly irrigation reporting, so the facilities team sees the savings in numbers.
The Result
Twelve months of metered data told the story: irrigation water consumption fell 44% against the previous year, and the grounds maintenance contract value dropped by roughly a quarter as mowing and replanting volumes fell. Morning walkways are dry, lawns are uniformly green, and the campus landscape now features in the developer's leasing brochure. The board approved the same model for their second site.
