An 18,000 m² neighbourhood park brought back to life: renovated lawns, 85 palms and trees cared for, a recommissioned lake fountain and TSE-fed smart irrigation that cut water use by 40%.
The Challenge
A decade-old neighbourhood park in Khalifa City had slipped into decline. Irrigation mains leaked underground, a third of the lawn had died back to bare sand, and 85 date palms and ghaf trees had not been pruned in years. The central lake's fountain had been switched off after a pump failure. Residents had stopped using the space. The developer needed it restored, safe and usable within a single season, while keeping the playground and walking track open throughout.
Our Solution
We started below ground. A pressure test located nine leaks in the irrigation mains, which were replaced along with the pump room and controller. Lawns were renovated zone by zone so the park never fully closed: scarified, top-dressed, re-sodded where dead and fed on a seasonal programme. Our arborists pruned every palm and tree, and the lake fountain was rebuilt with an energy-efficient pump, new nozzles and night lighting.
- Central smart irrigation controller with 24 zones, flow monitoring and rain shut-off, fed by treated sewage effluent (TSE) rather than potable water.
- 6,500 m² of lawn renovated in six phases: scarifying, top dressing, 2,100 m² of new paspalum sod and a twelve-month lawn-care plan.
- Crown cleaning and structural pruning of 85 date palms and ghaf trees, with deadwood removed for public safety.
- Lake fountain recommissioned with a variable-speed pump, a three-tier nozzle pattern and RGBW underwater lights on a sunset-to-11 pm schedule.
The Result
The park reopened in full after sixteen weeks. Footfall counts by the developer's community team showed evening visits more than doubling within three months, and TSE-fed smart irrigation now uses 40% less water than the leaking legacy network. The lawns have held through a full summer, the fountain runs nightly, and the park is back on the community's event calendar.
